i have a 40 acre block of land that I have to sell quickly.?

what's the first thing I should do? there is a house but it has been stripped (eg. door taken, fireplace gone etc) so I don't know wether to spend money on it (that I don't have) or sell as is? what's a conveyancer? should I try and sell on E-Bay? help please!
